Listing a homestay on Airbnb in Vietnam: host fees, payouts and calendar sync

HostBooking · · 8 min read

Listing on Airbnb is free: you create the listing, verify your identity and add a payout method. Airbnb collects the full amount from the guest, keeps a service fee (about 15.5% for most hosts today) and releases the rest after check-in. Your Airbnb calendar connects to other channels by iCal link and refreshes every 3 hours.

Which homestays do well on Airbnb

Airbnb is strongest with international travellers and groups who want a whole house, a villa or a place with a kitchen. Guests read photos and reviews closely rather than comparing prices to the last dong. A homestay with character, good photos and fast replies tends to do well. Hourly rooms and budget single rooms fit less well.

Signing up as a host

  1. Create an Airbnb account and open Airbnb your home to start a listing.
  2. Enter the property type, location, guests, beds, bathrooms and amenities. Put the map pin at your actual gate.
  3. Add photos: bedrooms, bathrooms, kitchen, entrance, view. Landscape, well lit, no text on top.
  4. Set the nightly price, any cleaning fee, minimum nights and a cancellation policy.
  5. Verify your identity with an ID document when Airbnb asks, then add a payout method.

An Airbnb listing is not a licence. In Vietnam, short-stay accommodation still needs a business registration, a stay notice to the police for every guest (khai báo lưu trú) and tax filings. See the guest stay notice and homestay tax.

The service fee: two structures

Airbnb calls its cut a service fee, not a commission. There are two structures, and Airbnb is moving hosts to the first:

StructureHost paysGuest paysWho is on it
Single feeAbout 15.5% for most, 14–16% for someNo separate service feeMost hosts; required for hotels, serviced apartments and hosts using management software
Split feeAbout 3% for mostA separate guest service feeBeing phased out; once switched, you cannot go back

Figures are indicative, from Airbnb’s help centre, 11/2026; your own rate is under Payments and on each payout. On the single fee, the price you set is what guests see before taxes, so the fee has to be built into it. The OTA price calculator tells you what to list so you still take home your target per night.

How Airbnb pays you

The guest pays Airbnb in full when booking. You never collect from the guest and never pay Airbnb an invoice. For most reservations, Airbnb releases the payout by the end of the business day after check-in; new hosts and reservations under review can be held longer. After release, timing depends on the method:

  • Bank transfer: about 3–5 business days.
  • International wire: about 3–7 business days.
  • PayPal: about one business day.

Which methods you can pick in Vietnam depends on what Airbnb lists when you add a payout method. If the payout is not in dong, your bank converts it, so what lands can differ from the Airbnb figure. Record what actually arrives so month-end reconciliation is easy.

Cancellations and host penalties

You choose the guest cancellation policy, for example Flexible (full refund up to 24 hours before) or Moderate (full refund up to 5 days before). The expensive direction is the other one: a host who cancels pays a fee. It is a share of the reservation amount: 10% more than 30 days out, 25% between 48 hours and 30 days, 50% within 48 hours or after check-in, with a 50 USD minimum. Airbnb may also block those dates and take the fee from your next payout.

That makes a double booking on Airbnb costlier than on most channels. If you sell the same room elsewhere, keeping calendars in step is not optional.

Syncing the Airbnb calendar by iCal

  1. On Airbnb: Calendar → pick the listing → Availability → Connect to another website.
  2. Copy Airbnb’s export link and paste it into your software or other OTA.
  3. Paste the other channel’s calendar link into Airbnb. It must end in .ics.

Airbnb re-reads imported calendars every 3 hours; a manual refresh exists but is rate-limited. A night just sold elsewhere can stay open on Airbnb for a few hours, so block last-minute nights by hand. The usual iCal pitfalls are in iCal sync and double bookings.

Pros and cons

  • Pros: free to list; Airbnb collects the money, so no chasing deposits; many international guests, especially groups renting a whole place.
  • Cons: a ~15.5% single fee is more than many expect; money only arrives after check-in; host cancellations are penalised; imported calendars refresh only every 3 hours.

Where HostBooking helps

  • Pulls your Airbnb calendar every 5 minutes and gives a calendar link per room type and per room to paste into Airbnb. If the Airbnb link breaks or two guests land on one night, managers are notified.
  • Reads Airbnb booking emails once you forward them: the booking gets the Airbnb code, dates and guest name, is marked as collected by Airbnb, and carries the host service fee when the email shows it in dong.
  • Records channel and commission on each booking, so reports split revenue and fees by channel and you can see what Airbnb kept each month.
  • Your own booking website for returning guests: VietQR deposits straight to your account, and HostBooking takes no percentage of bookings.

Calendar import and OTA email reading are part of OTA Sync, included from the Basic plan (see pricing). See all features or sign up to try it.
