How to use it
- Occupancy = room-nights sold ÷ room-nights available.
- RevPAR = room revenue ÷ room-nights available, which is ADR × occupancy.
- Commission applies only to the share booked through OTAs. Direct bookings on your own website pay none.
- Fixed costs are rent, utilities, wages, internet; per-night costs are laundry, amenities and cleaning.
Frequently asked questions
What is a good occupancy rate?
It depends on the area and season. Many homestays in tourist towns average 50–70% over a year; what matters more is this month against last year and against your break-even.
How are ADR and RevPAR different?
ADR is the average price per night sold. RevPAR divides revenue by every room-night you could sell, so it reflects both price and occupancy.
Why grow direct bookings?
Each direct booking keeps the 15–18% commission an OTA would take. The calculator shows that amount per month.
Is tax included?
No. Results are before tax. See the homestay household business tax guide to estimate it.
